I have had a great experience with Braden Property Management. Jeff Stoddard was an excellent property manager for me. He was responsive, professional, and always communicated clearly. Any questions or concerns I had were handled quickly and thoughtfully. I felt well taken care of and appreciated how smoothly everything went under his management. I highly recommend Jeff and BPM!

Just had Donnie associated with Braden property management come and fix a toilet leaking and other issues. He was very thorough and pleasant. No task was too difficult and he even noticed things ( like my front door not closing well) and fixed it on his way out! He truly had the attitude to try to treat the property as if he were going to live here. This is rare these days.

From the very start, we have been impressed and satisfied with Nicole and Marchenka and the Braden Property Management team. Everyone that we've worked with on their team has been thoughtful and professional; they are responsive, clear and very good communicators. Marchenka continues to be respectful and steady managing communications and logistics with our renters, with maintenance people, and with us, the property owners. We are very grateful for their time, energy and support!

If I could give this place negative stars I absoluetly would. One morning around 6:30, I go upstairs to take our dog for a walk and I step in a place where the carpet is completely soaked. I look up and see water is dripping from the ceiling (between main level and 3rd floor). There is active water drops coming from the ceiling. So, I tried to call their emergency maintenance line which went to voicemail. However, I was unable to leave a voicemail because the voicemail box was full. So, I proceeded to put in a maintenance request through the portal. Around 0840 that morning I receive a call from a plumber that says he is going to come take a look at the leak ( I'm on maternity leave at this point and by now my baby is just shy of 3 months old). They take part of the ceiling out and do the assessment and find the cause of the leak is the AC "sweating" because the duct thats inside the ceiling is not wrapped. So, they leave and say we will have Braden send the HVAC people out ASAP. They mention NOTHIG to me about what I'm about to find. I go in the bedroom where the leak is and there is mold growing on the supports and beams in the ceiling. It's VERY visible. So, I get in touch with Braden and send pictures of it immediately (this is all through email). Finally, after alot of non productive emailing back and forth, I'm contacted by a property manager around 4:30 in the day to say that the owner has agreed to give me X amount of money a day for alternate housing, which would be uploaded into the Braden portal. I proceed to explain issue after issue I've had with this place and that I now have a baby and I believe lease break is on the table at this point. (along with this I also forgot to mention my dryer had not worked for about 3 weeks at this point) She proceeds to tell me to take the weekend (this all took place on a Friday) and think about things and she would touch base with me the following Monday to discuss. So, my fiance and i decided the best course of action was to move forward with the lease break. At this point, we still had no money from the owner for alternate housing. The director called to discuss with me and informed me we would be responsible for a lease break fee and would pay a reduced monthly rate until the townhouse was rented out. So, I brought up the fact that this could take weeks, maybe months to fix, we had not received ANY money for alternate housing and we were still legally obligated to pay rent there. How could anyone afford that? He proceeded to explain that money was not given until after all of the work was complete and there were a cumulative amount of days. He stated he could speak to the owner about getting weekly concessions, but this was about all he could do. I proceeded to say what if an individual was not in a place to front the cost for a hotel for this amount of unknown time to which he could not respond. Later that week, he sent an email stating the owner had agreed to give weekly concessions and it would start the following monday and we would see it reflected on our Braden portal. At this point, we decided it would be best to get a lawyer and explain the situation. The lawyer advised us to wait until the next Monday to see if we received "concessions." Monday rolls around and of course nothing. Our lawyer sends a letter the next day demanding our money back, security deposit and a lease break with no fees. He gets a call from a lawyer from Braden that is also a partner in the company. The conversation was not fruitful and he would not discuss the demands of our letter. Our lawyer recommended they get outside council and provide documentation laying out their position. We received NOTHING. NOT A WORD. We asserted our right to break our lease and got all of our belongings out in 2 weeks. Our lawyer sent another letter the next day confirming what we did as far as breaking the lease and documented that our belongings were out of the premesis. We have still heard NOTHING. We have still not received a dime for alternate housing. BRADEN PROPERTY IS A DISGRACE.
